Villa Cemara is a beautiful Balinese style villa in Seminyak set in a large mature garden with a number of unique features that will make your stay in Bali a truly memorable one. This property has been recently renovated throughout and is simply elegant and stunning. It is proving to be one of our more popular villas, due to its location, size, remarkable facilities and serene ambience. It is an oasis nestled in a quiet lane but conveniently only a stroll to everything you will need to make your holiday perfect – The shops, beach, spas, bars, restaurants and nightclubs. 

Villa Cemara is unusual as there is an opportunity to sleep 2 further children comfortably in a bunk bed configuration in addition to the 3 or 4 bedroom options. This is a superb property for large families or groups.

Once you step through the traditional Balinese gate, over the tropical fishpond, you will immediately feel how spacious this villa is – in terms of the gardens, grounds, pool and buildings.

This outstanding villa has 2 levels in the main building, with the large living and dining areas and well equipped kitchen downstairs with a bathroom and shower. Upstairs is the master bedroom with a large bathroom with a huge bathtub and 2 semi “open-air” showers. The master bedroom has an adjoining room with twin beds and has a large balcony outside with distinct relaxing areas which overlook the pool and gardens. These spaces are perfect for families who enjoy being together, as well as some private times. The main building also offers the option to sleep 2 additional children in a bunk bed configuration next to the bathroom and shower downstairs. 

Villa Cemara has a stunning pergola overlooking the pool and lush gardens for outside dining as well as a large seating area. Many fans have been installed providing a lovely breeze both during the day and night. The pergola is equipped with Bluetooth speakers, so you can enjoy this extraordinary outdoor area whilst listening to your favourite playlist from your mobile phones!

Opposite the pergola is a covered decking area with fans and a bluetooth speaker system which is perfect for outdoor massages or yoga sessions. This area can also be turned into an outside cinema in the evening. A gazebo, with a fan and sound system, can be found in a quiet nook of the property overlooking a fishpond with a fountain for more quiet time. 

The main building in this villa in Seminyak is a two story building. Downstairs houses the dining room and living area, and a connecting room with 2 bunk beds and an ensuite bathroom with shower. Within this open-plan downstairs area there is also a fully-equipped kitchen with all the appliances and utensils you may need during your stay, as well as a breakfast bar with stools. Next to the kitchen is a large attractive dining table that easily seats 10 for your dining convenience as a family or group of friends.
The master bedroom is upstairs, with a huge king sized bedroom and ensuite. Connected to the master bedroom and sharing the ensuite is an optional spare room with a single bed that can also be converted into separate twin single beds with the trundle bed configuration – ideal for kids but it can comfortably accommodate adults too.

The additional ensuite bedroom downstairs with 2 bunk beds is available for an additional IDR800,000/ night in low season, IDR1,000,000/ night in shoulder season and IDR1,200,000/ night in high and peak seasons.

There are two separate large guesthouses, fronting the pool, also featuring spacious queen sized beds, and ensuite bathrooms that are semi-outdoors. Each guest house has a Smart TV.

As you enter the grounds of the villa, you walk over the stepping stones across the tranquil fishpond. This villa’s ambience is very charming, intended to ensure a homely feeling. The grassy grounds surrounding the pool of this villa create a calm and peaceful place to relax.
There is a large covered pergola available as a completely separate space for people to relax in, complete with sofas and lounges, table and chairs, sound system, curtains, roller blinds and fans in order to keep you cool in the tropical climate. There is also a separate relaxation area next to one of the guest houses, which can be used as a chill out zone, yoga space, an outside massage area or in the evening it can be turned into an outside cinema.
Next to one of the outdoor water features is the Gazebo with its own separate sound system and fan, perfect for some quiet time, or relaxing with a book and a cold drink.
There are also sun loungers for those who prefer to soak up the sun during their holiday, and plenty of shade for those that prefer to keep their cool!

The villa is situated down a quiet lane off Jalan Raya Seminyak, called Gang Keraton. A short walk will bring you into the centre of Seminyak, a fashionable area with an abundance of boutique shopping options, as well as numerous restaurants, spas, art galleries and nightclubs. The villa is also within walking distance of Legian, the area between Seminyak and Kuta, where you will find more shops, boutiques and famous restaurants. The villa is also conveniently close to Bintang Supermarket, located on Jalan Raya Seminyak, where you can get your groceries. The beach is only a 10 minute walk from the villa, which is the perfect place to enjoy a stunning sunset. This Villa in Seminyak is an oasis nestled in a quiet lane but conveniently only a stroll to everything you’ll need to make your holiday perfect.

    2. Beautiful villa! My family and I really enjoyed staying in this villa. There was lots of space and the facilities were very good. I have 4 kids and they really enjoyed swimming in the pool and watching TV in the living room. It was a really warm environment and the staff were all really kind. The area is very well located as well. I would definitely recommend staying at this villa!

      Fantastic villa! Spent a magical week there for my wife’s 50th. It has recently been refurb’d with a gorgeous outdoor dining area and even a place to watch movie screenings complete with Bluetooth surround sound!
      The rooms are large and comfortable with all mod cons.
      The staff are what makes the villa – led by Gede, they really go the extra mile to make sure you feel welcome and special. Strongly recommend this villa!

      Second family trip back to this beautiful villa. Could wax lyrical about the central location for anything you can possibly need ( all within walking distance! ) but for us, it’s also about the peace and privacy. Did I mention the fresh food cooked, clean linen, helpful staff, and daily plunges into the immaculately kept pool ?….. Keep an eye out for wildlife regulars in the garden ( blue dragon flies and a variety of birds) plus the amazing mangoes that fall at your feet to eat…..will be returning to shower with the stars again soon.

      Stayed in villa Cemara and it was outstanding. Could not fault the stay, villa or staff. Very friendly welcoming and falling over themselves to help. We stayed for 12 nights the villa was a short walk to Bintang supermarket easy distance for beach shops and bars.

      Three of us have just returned from a girls 7 night stay at Villa Cemara. Everything is perfect from the gardens, pool, rooms, location, security and of course the wonderful staff who made our holiday with a special mention to Ketut and Juliarta. Ketut arranged for 3 lovely girls to come into the Villa for our massages by the pool which was the best I have ever had and had them return a few times more. It is like a santuary returning to the villa after the craziness and noise out on the streets and you don’t want to leave. I would definitely return for another stay.

    16. We stayed in Villa Cemara for a week and it was absolute bliss! When we arrived we were blown away by the size and the luxury of the villa (especially considering the price). The hospitality was outstanding and the staff incredibly friendly. The Villa is ideally located, just a short stroll from the main road and the Bintang Supermarket. I have never been to Bali before and my experience at Villa Cemara made it so memorable. I will definitely be back and I wouldn’t want to stay anywhere else! Thankyou Villa Bugis!

    17. The first thing you do when you open the door to Villa Cemara is go ‘Wow’. A beautiful property with a huge pool & gorgeous gardens. The main bedroom upstairs is huge with an amazing outdoor bathroom, the living area below is very spacious with plenty of room to entertain. The 2 separate villas are also lovely overlooking the pool. If you have children there is plenty of grassed area as well for them to play. In a perfect position situated down a quiet lane way, its a 2 min walk to Bintang supermarket, shops, restaurants & Legian St. The beach is a leisurely 15 min walk. Villa Bugis who manage the property were awesome, very professional & friendly. The staff were also amazing, always smiling, ready to sing a song or 2 (thankyou Oka….you have such talent) & cooked a great breakfast for us each morning. We have been to Bali many times & I find it hard to fault this villa, it really is breathtaking. We would have no hesitation recommending booking a villa through Villa Bugis, if Villa Cemara is anything to go by I’m sure the other villas they manage will be just as spectacular. Terima kasih to all staff at Villa Bugis for making our stay so memorable.

      Katut the driver was all smiles picking us up from the airport after a delayed arrival got us in after midnight.
      Katut and the security guys made us feel welcome, helped with bags and settled us in to the Villa.
      Since our last visit the villa has been fitted out with new comfy couch, better wifi and the gardens are immaculate.
      The villa staff Kadek and Kadek catered to our every need or wish.
      I celebrated my birthday with an Indonesian banquet cooked in the villa by the amazing staff for us and 6 of our friends for a very reasonable price. All the staff came in with a delicious birthday cake and sang to me which was an absolute surprise. Best birthday ever is an understatement.
      If you are thinking about staying in the heart of Seminyak among funky shops and quiet bars and close to Bintang supermarket (5 minute walk) then look no further. Villa Bugis always will make your stay special and unforgettable.
      After checking out of the villa and arriving in Penestanan village up North I realised I had left my great grandmothers gold wedding band on the nightstand in the upstairs bedroom. I emailed the villa admin and yes the staff had found my very sentimental ring and it was stored waiting for me at head office to collect before I fly home.

    19. My partner and I with another couple stayed here for 7 nights. We stayed in Villa Cemara, the 3 bedroom villa in Seminyak. It was in a quiet area of Seminyak close to the action, beautiful location, pool and villa, friendly and helpful staff, large living area and rooms. I highly recommend this villa. We booked with Vila Bugis through Ministry of Villas and it was all very professional. We will be dealing with them again next time we head back to Bali.

      5 minute walk to Bintang supermarket and close to great boutique shopping, restaurants and the hustle and bustle of Seminyak. But great to then get back to the tranquility of Cemara and have a swim in the private pool and a couple of cold bintangs.
      Highly recommended, nothing bad to say about it. Can’t wait to go back.

    21. My partner and I just took out first trip to Bali and stayed at Villa Cemara. Our villa was absolutely beautiful and completely exceeded our expectations. The villa itself was well appointed with everything we could possibly need to make our stay in Bali just perfect. The pool was amazing and the grounds were beautiful. Our villa and pool had complete privacy with no surrounding villas able to look in. We had friends staying in other Villa Bugis villas (as we were here as a group for a wedding) and out of the four different pools we swam in ours was by far the nicest temperature. All of the other pools were warm like baths however at villa Cemara the pool was cool and refreshing, which was such a relief after being out and about in the Bali heat. The location of our villa was perfect too as it was less than a 2 minute walk to the main street of Seminyak.

    22. We had a wonderful stay at Villa Cemara for 3 nights from 21 March to 24 March 2014. The air-conditioning in one of the rooms was faulty the day we arrived, but when informed, the problem was solved quickly.

      I did ask for an iron only to be told that there is no iron at the villa, but other than that, I would recommend Villa Cemara, and would stay here again.

    According to Indonesian Law, from 01 July 2015, all invoices will be issued in Indonesian Rupiah (IDR).

     

    RESERVATION

    Upon confirming a booking, the management will email a reservation confirmation and request the deposit to be paid.An initial deposit invoice will be issued, requesting a deposit to be paid within 3 business days in order to hold the booking, after which, if payment has not been received, the booking may be released.

    50% deposit is required to hold the booking and the balance is to be settled  prior to 30 days before arrival. For bookings made less than 30 days prior to arrival, payment must be made in full.

    The guest will be invoiced for the remaining balance, and will have 3 days after the invoice is sent to provide proof of payment. If the proof of payment is not received, the villa may be made available to others to find a replacement booking. If a replacement booking is found, the guest will be advised that their stay has been cancelled due to breach in terms and conditions of the booking, and any payments made, will be refunded, less any costs and difference in replacement booking amount. Otherwise the booking may be cancelled and deposit forfeited.

    For deposits, payment can be made by credit card or bank transfer.

    All card payments will be charged in Indonesian Rupiah, according to local regulations – the IDR amount will be shown on your statement in your cards currency, using your card provider’s exchange rate. Our Bank applies a 2.5% credit card processing fee. This applies to both debit and credit cards.

    For bank transfers, we need to receive the full amount into our account, so please ensure you apply the option to pay the bank fees at both ends. If the exact invoice amount net of fees is not received into our account, any balance remaining will be adjusted on your final invoice, to be settled upon check-in.

    With payment of the deposit, the customer agrees to theseTerms and Conditions and the management guarantees the reservation.

    For Balance payment  30 days before arrival, we accept credit card or bank transfer. 

     

     
    All deposit and balance payments are  non-refundable under any circumstancesTravel Insurance claims are to be used in lieu of refunds. Not taking out Travel Insurance is assumed to be a conscious decision, and a risk accepted by each traveller.

    If an extra bed has been booked, and then subsequently cancelled, a cancellation fee of one nights extra bed rental is payable.

    Deposit payments which have been paid for one villa cannot be transferred to another villa, unless there is an exception which is approved by Villa Bugis Management.

    Changes can only be considered greater than 2 months prior to the original date of check in, and only one time, else management has the right to charge the original invoice amount.  A new invoice will be issued and a different price in Rupiah may apply to the new invoice (new rates might apply based on the season of the new date). The  deposit paid will be used towards payment of the new invoice. In the event of a no show as well as early departure, any payments made are non-refundable. We also strongly advise you to obtain travel insurance to cover unforeseen medical or travel issues. We also recommend obtaining travel insurance with the CFAR option “Cancellation For Any Reason” – it is inexpensive, at only a few dollars a day. Travel Insurance claims are to be used in lieu of refunds.

    Changes that can be considered on a case by case basis:

    Change the date of stay to have the check in date earlier than the original booking (based on availability)

    Change the date of stay to have the same stay length but the check in date is later than the original booking, max 12 Months from the original check in date (new rates might apply based on the season of the new date)

    Extend the stay (based on availability).

    Any approved shortening of stay must still comply with the minimum stay rules of 3 nights (5 nights in high and peak season)

    Upgrade the number of rooms used (based on availability) at an extra cost.

    A change in the actual villa booked will unlikely be considered under any circumstance

    All changes to an original booking are completely at the discretion of Villa Bugis, and Villa Bugis has no obligation to make any changes to the original booking. Any change to the original booking approved will not result in a reduction in the deposit paid, balance paid, or balance due, which is why travel insurance is so important to obtain upon booking.

    An administration fee of $25.00 will apply to all booking amendments. Should you leave earlier than expected, full payment will still be required. Bookings made through third party providers are subject to the cancellation policy stated by that service.

    MINIMUM STAYS, CHECK-IN AND CHECK- OUT TIMES, AND RENTAL RATES

    The minimum stay is generally 3 nights (5 nights in high and peak season). Check in time is from 2pm and check out time is before 12 noon. A late check out can be booked at half the daily rate, subject to availability. Rental rates vary according to the season and are subject to change without notice; the customer is advised to check the applicable rates on our website before making a booking. We do not accept arrival or departures on Nyepi Day

    The maximum number of people per villa is the equivalent of 2 people per bedroom – e.g. for a 3 bedroom, maximum is 6 people. Infants can of course be catered for with baby cots, and small children may also be permitted to stay in a bedroom with parents, at the discretion of management. More than 2 people per bedroom can of course be considered, with the addition of extra beds – the maximum per villa being on a case by case basis.

    Extra person policy:

    • Adults stay – extra bed/transport and breakfast – IDR500.000/person/night
    • Children ages 0 – 11 without an extra bed are free of charge, but if they require breakfast, it can be supplied at an additional charge of 80K per person.
    • Children ages 12 and up will be considered as an adult and require an extra bed

    Minimum stay age and booking on behalf of others:

    Bookings cannot be made by, or on behalf of other persons without prior agreement with management.  If a booking was made by credit card, the card used for the booking must be presented, or check in may be refused.

    No bookings will be accepted by guests under the age of 25 without prior management approval on a case by case basis. A larger security deposit may be requested. If such bookings as above are made without management approval, they may be cancelled by management at any time and any monies paid non refundable

     

    INSURANCE

     

    The customer is strongly advised to have travel insurance, for the unlikely event of any illness, accident, loss of personal items or other travel related contingencies during their travel or stay in Bali, and particularly covering natural disasters. Travel Insurance claims are to be used in lieu of refunds

We also recommend obtaining travel insurance with the CFAR option “Cancellation For Any Reason” for situations that may not typically be covered by standard travel insurance policies.

    REGULATIONS 

     

    The customers need to be aware that they are required to comply with local laws and regulations. A copy of passports is required at check-in for police registration, and only registered guests can stay in the villa, else authorities impose high penalties. No drugs or any illegal activities are permitted on the premises. The guests need to show consideration regarding noise levels and to respect the privacy of other guests and neighbours. Any cost of dealing with police or other authorities is the responsibility of the customer. Pets are not permitted on the premises at all times. If guests do not show consideration to noise levels or proper behavior, they may also be given 2 warnings, after which, their stay may be terminated, and required to move out immediately, without any refund.

    PARTY POLICY

    1. Maximum capacity: 50 guests for standing dinner party and 40 guests for seated fine dining in our bigger villas – less in smaller villas

    2. Music with minimum volume allowed until 10PM – no additional sound systems are allowed. Our villas are situated in a quiet residential area and we respect our neighbours, the visitors and families in other villas and houses in the area

    3. Minimum stay 3 nights during low season and 5 nights during high and peak season

    4. In Bali for gatherings of people larger than the villa usually accommodates (e.g. for a party) there is a Banjar or Local Community fee of – IDR 2,000,000 applicable. This is not from our company, but local government rules. The money goes to the local Banjar or council and provides for a confirmation letter advising Banjar approval for the gathering, and also the provision of extra Balinese security (Pecalang) from the Banjar – if there is any complaint from a neighbour, we then have this backup already. There is also a small cleaning fee of IDR 500,000 for our staff to do an extra clean up after your event.

    DRONE USAGE

    Drones are not to be used on or around Villa Bugis properties without the prior permission of Villa Bugis Management.

    FIREWORKS

    Due to the flammable nature of many villa roofs, fireworks are strictly prohibited and may result in the immediate termination of stay without refund.

    RESPONSIBILITY

    The customer is responsible for any damage caused to the villa or its content during the stay, this includes damages caused by other people that the customer invites to the villa. Upon your arrival, we will also require a security deposit of IDR 3,000,000 to cover any damage or losses at the Villa during your stay. This may be paid in cash or credit card and cash deposits will be refunded at check out. Please note that we also receive cash equivalent in other currencies and will return in the same currency.

    Also, please note that currently cardver payment for security deposit is no longer available due to Bank regulation until further notice. Credit card payment is still possible, however there will be a 2.5% credit card fee and it can be refunded upon check out by cash IDR.

    It also can be refunded to your credit card but it may take a long time to post to your account, so please be aware that credit card refunds can take several weeks to process by the banks, and also the amount received might be different due fees, charges or the exchange rate which is totally outside of our control – if this is an issue for you, we suggest using cash.

    Please be advised that the villa owner or management is not responsible for any loss or damage to personal items, illness, injuries or accidents during your stay in our villas. Delay in arrival for any reason or changes in travel schedules cannot be compensated by the management. No responsibility can be taken for failure of machinery or equipment in the villa, but the management will aim to assist the customers in the best way possible and have any such problems rectified as quickly as possible. This includes services that depend on the performance of external providers such as electricity, cable TV and internet. The management does not accept responsibility for any events that are outside the control of the management, such as fire and severe weather.
