Location location location! It doesn’t come much more central to all the hotspots than this 3 bedroom private villas seminyak. Only a few minutes walk down a quiet lane, and you are in the middle of Seminyak’s famous restaurant, nightclub and boutique shopping district! Perfectly positioned!

 

Traditional Balinese furnishings create a cheerful air and the Villa Arjuna décor is punctuated with artwork, including antique sculptures collected from across Indonesia by the owner. Not only convenient but Villa Arjuna is a beautiful, and comfortable private villas Seminyak!

The main building in this private villas Seminyak houses the living area, dining space and a kitchen downstairs, and a master bedroom/bathroom, and a TV room upstairs. The spacious downstairs living area features two sofas and a big screen television. The dining area has a round marble topped table and six chairs, encouraging socializing as well as group dining. Set to one side of the living space is the fully equipped kitchen featuring a large refrigerator, stove, oven, microwave, water dispenser, coffee maker, blender and other appliances, as well as ample pots and pans, utensils, cutlery, glasses and chinaware. The villa is stocked with a library of more than 200 books for guests to enjoy.

 

Upstairs, the landing area is furnished as a TV room with a small sofa. The master bedroom and bathroom are to the left. A balcony runs across the entire second floor and has a small seating area from which you can enjoy a view of the pool and luscious garden in this perfect private villas Seminyak.

Upstairs is the spacious air-conditioned master bedroom which has a four- poster king-sized bed covered by mosquito netting, two wardrobes and a dresser, a full length mirror, ceiling fan,  safety deposit box, and an ensuite bathroom with tub/shower. The other two bedrooms in this private villas Seminyak are located in separate guest houses overlooking the swimming pool. They are each equipped with king-sized beds covered by mosquito nets, a writing desk/chair, air conditioners and ceiling fans, as well as having ensuite bathrooms with showers and dressing areas with spacious wardrobes and safety deposit boxes.

The grounds of this private villas Seminyak, Villa Arjuna, are dominated by an enticing swimming pool which is surrounded by tropical gardens. Nearby, a gazebo with comfortable seating beckons those who simply wish to relax in the shade.There is also a calm fishpond located between the two guesthouses with a water feature creating a relaxing soundtrack for your days by the pool.

The villa is situated down a quiet lane off Jalan Kayu Aya (or ‘Eat Street’), called Gang Bugis. A short stroll will bring you into the centre of Seminyak, a fashionable area with an abundance of boutique shopping options, as well as numerous restaurants, spas, art galleries and nightclubs. The beach is only a 10 minute walk from the villa, which is the perfect place to enjoy a stunning sunset.       Highlight was Gede and all the staff coming into our villa with a special birthday cake for my daughters 30th and all singing Happy Birthday. She is still telling everyone all about it and how special it made her feel. So a BIG THANK YOU for making my girl soo very happy.
      This is why we continue to come back to Bugis Villas. The extra attention we receive from the time we book to the time we leave. We feel like the whole Bugis team have grown to be close friends.

      Amazing villa with really wonderful and attentive staff. Nothing was too mouth trouble. The team accommodated all our requests, a fresh breakfast was cooked each morning and housekeeping and turndown service each day. A five minute walk to eat street and to top it off amazing coffee shop just up the road.

      Stayed with my kids for a week in June / July and it was fantastic. Beautiful accommodation and staff who were all so friendly and helpful. The villa was close to so many restaurants and the beach was only slightly further away. Ideal for a family getaway, will certainly be back!

      Villa Arjuna – Great!
      This was our 2nd stay at Villa Arjuna and we experienced the same great service as always. Breakfast was always cooked in our villa on time, they were always punctual when they came back to service the rooms and the managers would check on us to see if we needed anything or had any problems. We had requested the fridge stocked with beer for our arrival – it had been done so my hubby had some nice cold beers after travelling. Nothing is too much trouble. Rooms are always clean, garden and pool are well maintained. We did lose power but Gede was down to see us and offered to start the generator so we had power but we declined and a bit over an hour later the power came back on. All the staff are lovely – right down to the gardening man and security guys – all had a good sense of humour and very friendly. Overall I have stayed 4 times at Villa Bugi properties and I am sure I will be staying some more – we had a great time and they make it so easy for us. Thank you Villa Bugis staff!!

      From the initial booking through to the day we departed all the staff were amazing, so welcoming and friendly. Beautiful villa in a great location close to eat street but far enough away from the noise. Beach only a 10 minute walk away. Absolutely loved our 8 night stay.

      This was my second time staying a Villa Bugis property. As before, the staff were amazing and very helpful. The property was very clean, breakfast was always done at the time we had asked, house keeping was always done at the time we had asked and the pool and grounds were always tidy and well kept. We did have an issue on the last day with an air conditioner in one of the bedrooms but after a phone call, maintenance were there in minutes and the problem was fixed. All their villas are in good locations. Mossie coils were on the burn day and night and they sprayed the rooms everynight. Security is close by and villa manager is contactable any time if you need any help or want something done.
      We had a very relaxing holiday as the staff made it so easy for us to just relax and not worry about doing anything – not even the laundry.
      I am hoping to back again very soon as it was that good.

    13. We stayed at Villa Arjuna for 4 nights and it was a memorable stay. The villa is located at a few minutes walking distance from the main street however offers it own privacy. The staff were extremely courteous and pleasant. Over all a great property worth visiting again.

If you choose to go to Bali, and in particular Seminyak, then this property is worth a look. it was in good condition and the staff were really helpful and attentive, it is in the middle of all the action, and only a short walk to the beach where one of the best beach bars is located “Ku De Ta”.

    18. Awesome… is the one word to describe our stay here at Villa Arjuna. It’s an Oasis . The place is right in the centre of seminyak but still away from noise ,crowd and traffic. 2 mins walk and your right on the main road, centre of seminyak. You have an excellent team of staff with excellent hospitality… will definately be back…HIGHLY RECOMMENDED…!!!

    19. Villa Arjuna – Lovely villa situated 2 min walk to eat street. Staff very lovely and friendly will do anything for you. Cooked breakfast everyday, 3 bedrooms private pool which we used all hours of the day. Great for families with children that can swim. Definitely stay there again.

    20. Stayed at Villa Arjuna for 5 nights over Easter. 6 Adults and twins (10 months). I try to get to Bali 3-4 times a year and have stayed in many villas but it was definitely the professional unobtrusive levels of service provided that made the difference. The villa was clean, very spacious and the bedrooms air conditioned. The two downstairs bedrooms and totally separate with smart storage areas in the bathroom, leaving your bedroom area free. Window seats were a nice touch. Bathrooms downstairs have outdoor showers but the main bathroom area is covered. Upstairs bedroom is huge and there is also a separate upstairs TV area which is fan cooled. Another large fully enclosed bathroom attached to main bedroom plus a balcony. Kitchen was well equipped with a huge fridge and water cooler. Each room had cans of insect spray and personal repellent which were replaced regularly. In addition the staff would come by in the late afternoon to light and place mossie coils. The pool was spotless and got the right mix of shade and sun to make it very enjoyable. The Villa is located 5 min walk down from Jalan Lakshmana (Eats St) via a gang that runs past the IZe Hotel. Soho (24hr diner) is directly opposite the gang. Free wifi as well! We thoroughly enjoyed our stay – the villa is in a top location if you want to enjoy the hustle of Seminyak. Just two small suggestions – the upstairs bathroom has a shower in bath setup – a small shower screen attached to the wall would be more effective than the shower curtain. Noe matter how hard we tried the bathroom floor flooded after a shower. Have previously stayed in villas with outside showers and they had a wall fan in the bathroom – it made getting changed much easier and more comfortable. But these are minor points which in no way detract from this great villa. Cannot speak highly enough of all the staff we came into contact with – they are to be congratulated on their levels of service and professionalism. Will definitely book through Villa Bugis again.

    21. This was the best family holiday. The staff at Villa Bugis could not be more helpful. They were such lovely people and made our holiday unforgettable. Villa Arjuna was perfect the villa itself could not be faulted, perfect inside and out it was are very own piece of paradise. The villa was very well located to the Main Street of Semin Yak where there were ample of restaurants to choose from and lots of great shopping. We had a fantastic driver organized by Villa Bugis who took us anywhere we enter to go for a very cheap price. Can’t wait to go back.

    22. My family and friends stayed in Villa Arjuna and Villa Nakula which are right next to each other which was great being a group of 10. The villas are beautifully maintained, spacious and an oasis from the outside world. The upstairs bedroom is very roomy, has a lovely balcony and large ensuite bathroom. The 2 other bedrooms are located poolside with their own bathrooms. Each villa has its own pool which is a must in the Bali heat. The staff was wonderful, always checking with us if we needed anything and only a phone call away if we needed them. Located right in Seminyak only a minutes walk to “Eat Street” which has lots of restaurants, bars, shops, and little supermarkets with ATMS. Only a short walk to the beach and very close to Seminyak Markets. Taxis are everywhere so easy to move around. Potato Head and Ku De Ta are only a short walk away. I highly recommend these villas.

    23. We stayed in Villa Arjuna for 8 nights in July, we really loved it. The location is perfect, quiet and just 300 meters to restaurants and shops, supermarket, and 10′ walk to the beach (Kudeta). The villa is clean, the housekeepers are so polite and you don’t even realize they are there, they came every morning to make our breakfast (the night before they checked what kind of breakfast we would like to have the next morning), and then they asked about what time should be Better for us to come to clean the villa, they can help you to book tours, rents motorbikes, they can cook dinner or lunch. The size of the pool is ok, we have 10 & 12 years old kids, they really enjoyed it. I really recommend you to stay in this villa, it was great.

    According to Indonesian Law, from 01 July 2015, all invoices will be issued in Indonesian Rupiah (IDR).

     

    RESERVATION

    Upon confirming a booking, the management will email a reservation confirmation and request the deposit to be paid.An initial deposit invoice will be issued, requesting a deposit to be paid within 3 business days in order to hold the booking, after which, if payment has not been received, the booking may be released.

    50% deposit is required to hold the booking and the balance is to be settled  prior to 30 days before arrival. For bookings made less than 30 days prior to arrival, payment must be made in full.

    The guest will be invoiced for the remaining balance, and will have 3 days after the invoice is sent to provide proof of payment. If the proof of payment is not received, the villa may be made available to others to find a replacement booking. If a replacement booking is found, the guest will be advised that their stay has been cancelled due to breach in terms and conditions of the booking, and any payments made, will be refunded, less any costs and difference in replacement booking amount. Otherwise the booking may be cancelled and deposit forfeited.

    For deposits, payment can be made by credit card or bank transfer.

    All card payments will be charged in Indonesian Rupiah, according to local regulations – the IDR amount will be shown on your statement in your cards currency, using your card provider’s exchange rate. Our Bank applies a 2.5% credit card processing fee. This applies to both debit and credit cards.

    For bank transfers, we need to receive the full amount into our account, so please ensure you apply the option to pay the bank fees at both ends. If the exact invoice amount net of fees is not received into our account, any balance remaining will be adjusted on your final invoice, to be settled upon check-in.

    With payment of the deposit, the customer agrees to theseTerms and Conditions and the management guarantees the reservation.

    For Balance payment  30 days before arrival, we accept credit card or bank transfer. 

     

     
    All deposit and balance payments are  non-refundable under any circumstancesTravel Insurance claims are to be used in lieu of refunds. Not taking out Travel Insurance is assumed to be a conscious decision, and a risk accepted by each traveller.

    If an extra bed has been booked, and then subsequently cancelled, a cancellation fee of one nights extra bed rental is payable.

    Deposit payments which have been paid for one villa cannot be transferred to another villa, unless there is an exception which is approved by Villa Bugis Management.

    Changes can only be considered greater than 2 months prior to the original date of check in, and only one time, else management has the right to charge the original invoice amount.  A new invoice will be issued and a different price in Rupiah may apply to the new invoice (new rates might apply based on the season of the new date). The  deposit paid will be used towards payment of the new invoice. In the event of a no show as well as early departure, any payments made are non-refundable. We also strongly advise you to obtain travel insurance to cover unforeseen medical or travel issues. We also recommend obtaining travel insurance with the CFAR option “Cancellation For Any Reason” – it is inexpensive, at only a few dollars a day. Travel Insurance claims are to be used in lieu of refunds.

    Changes that can be considered on a case by case basis:

    Change the date of stay to have the check in date earlier than the original booking (based on availability)

    Change the date of stay to have the same stay length but the check in date is later than the original booking, max 12 Months from the original check in date (new rates might apply based on the season of the new date)

    Extend the stay (based on availability).

    Any approved shortening of stay must still comply with the minimum stay rules of 3 nights (5 nights in high and peak season)

    Upgrade the number of rooms used (based on availability) at an extra cost.

    A change in the actual villa booked will unlikely be considered under any circumstance

    All changes to an original booking are completely at the discretion of Villa Bugis, and Villa Bugis has no obligation to make any changes to the original booking. Any change to the original booking approved will not result in a reduction in the deposit paid, balance paid, or balance due, which is why travel insurance is so important to obtain upon booking.

    An administration fee of $25.00 will apply to all booking amendments. Should you leave earlier than expected, full payment will still be required. Bookings made through third party providers are subject to the cancellation policy stated by that service.

    MINIMUM STAYS, CHECK-IN AND CHECK- OUT TIMES, AND RENTAL RATES

    The minimum stay is generally 3 nights (5 nights in high and peak season). Check in time is from 2pm and check out time is before 12 noon. A late check out can be booked at half the daily rate, subject to availability. Rental rates vary according to the season and are subject to change without notice; the customer is advised to check the applicable rates on our website before making a booking. We do not accept arrival or departures on Nyepi Day

    The maximum number of people per villa is the equivalent of 2 people per bedroom – e.g. for a 3 bedroom, maximum is 6 people. Infants can of course be catered for with baby cots, and small children may also be permitted to stay in a bedroom with parents, at the discretion of management. More than 2 people per bedroom can of course be considered, with the addition of extra beds – the maximum per villa being on a case by case basis.

    Extra person policy:

    • Adults stay – extra bed/transport and breakfast – IDR500.000/person/night
    • Children ages 0 – 11 without an extra bed are free of charge, but if they require breakfast, it can be supplied at an additional charge of 80K per person.
    • Children ages 12 and up will be considered as an adult and require an extra bed

    Minimum stay age and booking on behalf of others:

    Bookings cannot be made by, or on behalf of other persons without prior agreement with management.  If a booking was made by credit card, the card used for the booking must be presented, or check in may be refused.

    No bookings will be accepted by guests under the age of 25 without prior management approval on a case by case basis. A larger security deposit may be requested. If such bookings as above are made without management approval, they may be cancelled by management at any time and any monies paid non refundable

     

    INSURANCE

     

    The customer is strongly advised to have travel insurance, for the unlikely event of any illness, accident, loss of personal items or other travel related contingencies during their travel or stay in Bali, and particularly covering natural disasters. Travel Insurance claims are to be used in lieu of refunds

A copy of passports is required at check-in for police registration, and only registered guests can stay in the villa, else authorities impose high penalties. No drugs or any illegal activities are permitted on the premises. The guests need to show consideration regarding noise levels and to respect the privacy of other guests and neighbours. Any cost of dealing with police or other authorities is the responsibility of the customer. Pets are not permitted on the premises at all times. If guests do not show consideration to noise levels or proper behavior, they may also be given 2 warnings, after which, their stay may be terminated, and required to move out immediately, without any refund.

    PARTY POLICY

    1. Maximum capacity: 50 guests for standing dinner party and 40 guests for seated fine dining in our bigger villas – less in smaller villas

    2. Music with minimum volume allowed until 10PM – no additional sound systems are allowed. Our villas are situated in a quiet residential area and we respect our neighbours, the visitors and families in other villas and houses in the area

    3. Minimum stay 3 nights during low season and 5 nights during high and peak season

    4. In Bali for gatherings of people larger than the villa usually accommodates (e.g. for a party) there is a Banjar or Local Community fee of – IDR 2,000,000 applicable. This is not from our company, but local government rules. The money goes to the local Banjar or council and provides for a confirmation letter advising Banjar approval for the gathering, and also the provision of extra Balinese security (Pecalang) from the Banjar – if there is any complaint from a neighbour, we then have this backup already. There is also a small cleaning fee of IDR 500,000 for our staff to do an extra clean up after your event.

    DRONE USAGE

    Drones are not to be used on or around Villa Bugis properties without the prior permission of Villa Bugis Management.

    FIREWORKS

    Due to the flammable nature of many villa roofs, fireworks are strictly prohibited and may result in the immediate termination of stay without refund.

    RESPONSIBILITY

    The customer is responsible for any damage caused to the villa or its content during the stay, this includes damages caused by other people that the customer invites to the villa. Upon your arrival, we will also require a security deposit of IDR 3,000,000 to cover any damage or losses at the Villa during your stay. This may be paid in cash and deposits will be refunded at check out. Please note that we also receive cash equivalent in other currencies and will return in the same currency. 

    Please be advised that the villa owner or management is not responsible for any loss or damage to personal items, illness, injuries or accidents during your stay in our villas. Delay in arrival for any reason or changes in travel schedules cannot be compensated by the management. No responsibility can be taken for failure of machinery or equipment in the villa, but the management will aim to assist the customers in the best way possible and have any such problems rectified as quickly as possible. This includes services that depend on the performance of external providers such as electricity, cable TV and internet. The management does not accept responsibility for any events that are outside the control of the management, such as fire and severe weather.
