The location is great as it is tucked away down a lane right on the Main Street so is handy to the beach and restaurants. Villa Bugis provides excellent service with a daily breakfast and housekeeping. The staff are really friendly and only to happy to accommodate all of your needs. Highly recommended….

Our family of 4 loved our villa with delicious breakfast every morning and such a helpful team! When our flight got cancelled last minute they moved heaven and earth for us to find another place to stay – we were sad to leave them! We have no issue coming back here to stay again!

The 2 bedrooms and en-suites provide plenty of room. The private swimming pool is a good size. The villa was clean and well presented when we arrived. The staff who maintained the villa and cooked our breakfast each day from the start to the end was well presented and welcome. Our dedicated security guard also made our stay much more pleasant. Thank you to Gede Ariana our personal guest assistant who made us feel welcome and help us throughout our stay

      Would highly recommend Villa Bugis after staying at Villa Umah Kupu Kupu 2 for 10 days. Great location, staff go above and beyond for you. Property is kept clean and tidy by staff and you are well looked after. This is a great villa to book if it is your first time coming to Bali like myself. Myself and two friends (all under the age of 25). who felt extemely safe knowing there was 24/7 security. This is a great villa if you just want to relax by the pool or to explore Bali! No regrets booking!!

      Our second stay using Villa Bugis, stayed at Villa Umah Kupu Kupu 1 last year and in their sister property Villa 2 this year. The villas are just of Eat Street in Seminyak so walking distance to the beach, shops, markets and heaps of bars & eateries- perfect location.
      Both villas are beautiful each with daily breakfast and pool. Highly recommend using Villa Bugis as the staff are excellent, very professional and are always friendly and smiling. Going to book with them again for May 2020

      Just had 4 amazing nights in Umah Kupu Kupu 2 and cannot fault it! Incredible location, very comfortably equipped and faultless service. absolutely loved it and didn’t want to leave today! Highly recommend if you want to be within walking distance to many restaurants, bars, clubs and boutiques.

      I stayed here with a friend and I have to say we loved it. It was our first villa stay and it wont be our last. The location was fabulous and the staff were all lovely. The villa is super clean and an oasis just off Eat St.
      Our breakfast was cooked for us each day and the banana pancakes were a highlight.
      The staff gave me a birthday cake and sang happy birthday which was such a lovely gesture and completely unexpected.

A very well appointed villa, probably the best one yet for me! It’s very private and the simple features work well. The staff were great, nothing was too much trouble, breakfast each morning was nice and always well presented.

    12. From the minute we checked in we were looked after. The staff were amazing like Wayan and all of the others. Everyone always made sure we were happy and had what we needed, organised drivers and any activities for us. The villa was always extremely clean and the villa itself was awesome. The bedrooms were huge with comfy beds and the pool was great. Unfortunately we couldnt get to Gili for the last part of our trip so the staff accommodated us for an extra two nights.

    17. Villa Kupu Kupu was exactly what we wanted! We had 2 couples staying at the villa and it was the perfect amount of space. The location is also fantastic, further enough away from the Main Street for it to be peaceful but close enough that you could walk down the end of the lane way and be right in the middle of the hustle and bustle! The staff were fantastic and breakfast every day was beautiful. I would definitely be staying here again :)

    19. I stayed in Villa Umah Kupu Kupu and have to admit that the villa absolutely took my breath away. This is without a doubt the most luxorious accomodation that I have stayed in. The staff was very professional and nice, from the booking process to check out. They answered all my emails straight away and gave me clear and helpful answers to my questions, even though it was outside of office hours. I was very well greeted by the friendly staff, and got very helpful information about the villa and great recommendations for where to go and what to do. The staffs’ English took me by surprise, they were very easy to understand and had a good vocabulary. The facilities were fantastic, very spacious and clean. The villa was well decorated, the bed was huge and very comfortable. The garden and the pool were beautiful, very well maintained. The location is perfect since it’s so close to the main street and a short walk to the beach, but I still could not hear the nightlife noises so I could sleep very peacefully. I was extremely thankful for how concerned the staff were about mosquitos, they lit numerous mosquito coils in the outdoor area and provided two types of mosquito sprays for both indoors and for me (which actually smelled good) so I finally got a break from mosquito bites! The kitchen and living room were very well equipped and the staff cooked me a tasty, well balanced breakfast at a time that I preferred. I also loved that the TV had so many american/english channels (that is not to be expected in Bali). I give the villa my best recommendations! It’s especially great for a family, group of friends or two couples traveling together.

This place is fantastic…. private pool, well maintained gardens, beautiful rooms and fantastic staff… what more could you ask for!…… the Villa is down a quiet alley way just off “Eat St”…. when you are in your Villa you could be anywhere… no noise, just solitude!….ahhhhhh, the serenity!

      It was my birthday the second day of our stay and I was greeted in the morning by the staff singing “Happy Birthday” together with a beautiful cake… made me feel very special…. Thanks guys!!

    22. 2 bedroom villa perfect for friends or family. Wonderful staff and great sunny pool, deckchairs indoor outdoor kitchen, bali hut. Very quiet yet less than 100m walk from the main street of Seminyak. Close to all amenties. Would definately stay here again.

    23. Have stayed at another one of Villa Bugis’ villas, this time we stayed in the 2 bedroom Umah Kupu Kupu. We had 2 families each with a 2-3 year old kid and it works perfectly. Enough room for the kids to play and for the adult to relax – even when one family is sleeping. got a pool fence which was installed before our arrival and keeps the little ones from falling in.

      Awesome location – really close to loads of amazing restaurants and shops, also the Coco Supermarket for all other needs.

      Staff were great – the breakfasts were delicious and they accommodated us when we requested a very early start (because of the kids).

      We also used the child care services a couple of times as our usual nanny couldn’t make it. Tbh i’d probably go through an agency next time, but at shirt notice they were fine.

      All in all – we’ll stay with these guys again.

      Stayed August 2015, traveled with family

    24. We had 2 family (5 adults and 4 kids) stayed for 3 nights. We concluded that we had really made a wise choice. The staffs there were super friendly, helpful and good. They really cater and look after every single things. The place is very clean, esp the pool which I don’t really expect. The location is good too. Just walk out the alley and a long stretch of food, pubs and shopping. I love the in house breakfast the most as they will cook in our villa and we had it hot on the spot. Overall, if we were to go back to Bali again, we may choose this villa. Thank you all the staffs there for giving us all the good privilege and best services.

    25. My stay at this villa went way above my expectations. The villa was spacious, clean and extremely comfortable. Situated in the heart of Seminyak, it’s a minute walk to the main street with a ton of shopping, cafes, bars and restaurants. There was so much to do that we had barely enough time since a good part of the day was spent in the resort.
      Their service was excellent too. The staff was responsive and friendly.
      Airport transfers and breakfasts all included.
      It’s definitely a place I’d recommend to all my friends travelling as a group!

    27. We had a wonderful holiday in Kupu Kupu. Great location – 1 minute walk to Oberoi Street. Staff were attentive, friendly and helpful. Nothing was too much for them. Would just suggest that the lane way is lit at night. The pavement is uneven and very dark. Another improvement would be a bigger refrigerator. But overall fantastic – we would definitely stay there again.

    According to Indonesian Law, from 01 July 2015, all invoices will be issued in Indonesian Rupiah (IDR).

     

    RESERVATION

    Upon confirming a booking, the management will email a reservation confirmation and request the deposit to be paid.An initial deposit invoice will be issued, requesting a deposit to be paid within 3 business days in order to hold the booking, after which, if payment has not been received, the booking may be released.

    50% deposit is required to hold the booking and the balance is to be settled  prior to 30 days before arrival. For bookings made less than 30 days prior to arrival, payment must be made in full.

    The guest will be invoiced for the remaining balance, and will have 3 days after the invoice is sent to provide proof of payment. If the proof of payment is not received, the villa may be made available to others to find a replacement booking. If a replacement booking is found, the guest will be advised that their stay has been cancelled due to breach in terms and conditions of the booking, and any payments made, will be refunded, less any costs and difference in replacement booking amount. Otherwise the booking may be cancelled and deposit forfeited.

    For deposits, payment can be made by credit card or bank transfer.

    All card payments will be charged in Indonesian Rupiah, according to local regulations – the IDR amount will be shown on your statement in your cards currency, using your card provider’s exchange rate. Our Bank applies a 2.5% credit card processing fee. This applies to both debit and credit cards.

    For bank transfers, we need to receive the full amount into our account, so please ensure you apply the option to pay the bank fees at both ends. If the exact invoice amount net of fees is not received into our account, any balance remaining will be adjusted on your final invoice, to be settled upon check-in.

    With payment of the deposit, the customer agrees to theseTerms and Conditions and the management guarantees the reservation.

    For Balance payment  30 days before arrival, we accept credit card or bank transfer. 

     

     
    All deposit and balance payments are  non-refundable under any circumstancesTravel Insurance claims are to be used in lieu of refunds. Not taking out Travel Insurance is assumed to be a conscious decision, and a risk accepted by each traveller.

    If an extra bed has been booked, and then subsequently cancelled, a cancellation fee of one nights extra bed rental is payable.

    Deposit payments which have been paid for one villa cannot be transferred to another villa, unless there is an exception which is approved by Villa Bugis Management.

    Changes can only be considered greater than 2 months prior to the original date of check in, and only one time, else management has the right to charge the original invoice amount.  A new invoice will be issued and a different price in Rupiah may apply to the new invoice (new rates might apply based on the season of the new date). The  deposit paid will be used towards payment of the new invoice. In the event of a no show as well as early departure, any payments made are non-refundable. We also strongly advise you to obtain travel insurance to cover unforeseen medical or travel issues. We also recommend obtaining travel insurance with the CFAR option “Cancellation For Any Reason” – it is inexpensive, at only a few dollars a day. Travel Insurance claims are to be used in lieu of refunds.

    Changes that can be considered on a case by case basis:

    Change the date of stay to have the check in date earlier than the original booking (based on availability)

    Change the date of stay to have the same stay length but the check in date is later than the original booking, max 12 Months from the original check in date (new rates might apply based on the season of the new date)

    Extend the stay (based on availability).

    Any approved shortening of stay must still comply with the minimum stay rules of 3 nights (5 nights in high and peak season)

    Upgrade the number of rooms used (based on availability) at an extra cost.

    A change in the actual villa booked will unlikely be considered under any circumstance

    All changes to an original booking are completely at the discretion of Villa Bugis, and Villa Bugis has no obligation to make any changes to the original booking. Any change to the original booking approved will not result in a reduction in the deposit paid, balance paid, or balance due, which is why travel insurance is so important to obtain upon booking.

    An administration fee of $25.00 will apply to all booking amendments. Should you leave earlier than expected, full payment will still be required. Bookings made through third party providers are subject to the cancellation policy stated by that service.

    MINIMUM STAYS, CHECK-IN AND CHECK- OUT TIMES, AND RENTAL RATES

    The minimum stay is generally 3 nights (5 nights in high and peak season). Check in time is from 2pm and check out time is before 12 noon. A late check out can be booked at half the daily rate, subject to availability. Rental rates vary according to the season and are subject to change without notice; the customer is advised to check the applicable rates on our website before making a booking. We do not accept arrival or departures on Nyepi Day

    The maximum number of people per villa is the equivalent of 2 people per bedroom – e.g. for a 3 bedroom, maximum is 6 people. Infants can of course be catered for with baby cots, and small children may also be permitted to stay in a bedroom with parents, at the discretion of management. More than 2 people per bedroom can of course be considered, with the addition of extra beds – the maximum per villa being on a case by case basis.

    Extra person policy:

    • Adults stay – extra bed/transport and breakfast – IDR500.000/person/night
    • Children ages 0 – 11 without an extra bed are free of charge, but if they require breakfast, it can be supplied at an additional charge of 80K per person.
    • Children ages 12 and up will be considered as an adult and require an extra bed

    Minimum stay age and booking on behalf of others:

    Bookings cannot be made by, or on behalf of other persons without prior agreement with management.  If a booking was made by credit card, the card used for the booking must be presented, or check in may be refused.

    No bookings will be accepted by guests under the age of 25 without prior management approval on a case by case basis. A larger security deposit may be requested. If such bookings as above are made without management approval, they may be cancelled by management at any time and any monies paid non refundable

     

    INSURANCE

     

    The customer is strongly advised to have travel insurance, for the unlikely event of any illness, accident, loss of personal items or other travel related contingencies during their travel or stay in Bali, and particularly covering natural disasters. Travel Insurance claims are to be used in lieu of refunds

We also recommend obtaining travel insurance with the CFAR option “Cancellation For Any Reason” for situations that may not typically be covered by standard travel insurance policies.

    REGULATIONS 

     

    The customers need to be aware that they are required to comply with local laws and regulations. A copy of passports is required at check-in for police registration, and only registered guests can stay in the villa, else authorities impose high penalties. No drugs or any illegal activities are permitted on the premises. The guests need to show consideration regarding noise levels and to respect the privacy of other guests and neighbours. Any cost of dealing with police or other authorities is the responsibility of the customer. Pets are not permitted on the premises at all times. If guests do not show consideration to noise levels or proper behavior, they may also be given 2 warnings, after which, their stay may be terminated, and required to move out immediately, without any refund.

    PARTY POLICY

    1. Maximum capacity: 50 guests for standing dinner party and 40 guests for seated fine dining in our bigger villas – less in smaller villas

    2. Music with minimum volume allowed until 10PM – no additional sound systems are allowed. Our villas are situated in a quiet residential area and we respect our neighbours, the visitors and families in other villas and houses in the area

    3. Minimum stay 3 nights during low season and 5 nights during high and peak season

    4. In Bali for gatherings of people larger than the villa usually accommodates (e.g. for a party) there is a Banjar or Local Community fee of – IDR 2,000,000 applicable. This is not from our company, but local government rules. The money goes to the local Banjar or council and provides for a confirmation letter advising Banjar approval for the gathering, and also the provision of extra Balinese security (Pecalang) from the Banjar – if there is any complaint from a neighbour, we then have this backup already. There is also a small cleaning fee of IDR 500,000 for our staff to do an extra clean up after your event.

    DRONE USAGE

    Drones are not to be used on or around Villa Bugis properties without the prior permission of Villa Bugis Management.

    FIREWORKS

    Due to the flammable nature of many villa roofs, fireworks are strictly prohibited and may result in the immediate termination of stay without refund.

    RESPONSIBILITY

    The customer is responsible for any damage caused to the villa or its content during the stay, this includes damages caused by other people that the customer invites to the villa. Upon your arrival, we will also require a security deposit of IDR 3,000,000 to cover any damage or losses at the Villa during your stay. This may be paid in cash or credit card and cash deposits will be refunded at check out. Please note that we also receive cash equivalent in other currencies and will return in the same currency.

    Also, please note that currently cardver payment for security deposit is no longer available due to Bank regulation until further notice. Credit card payment is still possible, however there will be a 2.5% credit card fee and it can be refunded upon check out by cash IDR.

    It also can be refunded to your credit card but it may take a long time to post to your account, so please be aware that credit card refunds can take several weeks to process by the banks, and also the amount received might be different due fees, charges or the exchange rate which is totally outside of our control – if this is an issue for you, we suggest using cash.

    Please be advised that the villa owner or management is not responsible for any loss or damage to personal items, illness, injuries or accidents during your stay in our villas. Delay in arrival for any reason or changes in travel schedules cannot be compensated by the management. No responsibility can be taken for failure of machinery or equipment in the villa, but the management will aim to assist the customers in the best way possible and have any such problems rectified as quickly as possible. This includes services that depend on the performance of external providers such as electricity, cable TV and internet. The management does not accept responsibility for any events that are outside the control of the management, such as fire and severe weather.
